Short answer: Real estate lead generation online works best as a mix: Google search ads on project and locality names for high-intent buyers, Instagram and Facebook lead ads for cheaper volume, a Google Business Profile for "property dealer near me", portals for reach, and your own website for trust. In India a lead typically costs ₹200 to ₹1,500 from Meta ads and ₹1,500 to ₹6,000 from Google search at the time of writing, but the channel matters less than replying within minutes and following up on WhatsApp for weeks.

If you are an individual agent, a broker with a small team, or a builder with one or two projects, leads are the business. Referrals and site boards still work, but buyers now start on their phone, and the agent who appears there first gets the call. Six online channels matter for a small real estate business in India, plus WhatsApp, which is not a lead source but is where every lead is won or lost. These are typical cost-per-lead ranges we see at the time of writing. Your city, ticket size, and how good the ad and the follow-up are will move you within the range, or outside it.

Lead quality versus quantity

A ₹300 lead that never picks up is more expensive than a ₹3,000 lead who visits the site. The number that matters is not cost per lead but cost per site visit (ad spend divided by site visits) and, eventually, cost per deal. In our experience, brokers who track only cost per lead keep switching to the cheapest channel and end up with a phone full of numbers and no bookings. Those who track site visits usually settle on a mix: Meta for volume, Google for intent.

Google search ads on project and locality names

The highest-intent buyer is someone typing a specific project name, a builder name, or "3 BHK in [locality] under 80 lakh". Search ads catch that person at that moment. What works for a small player:

  • Bid on exact phrases: the projects you have inventory in, the localities you cover, and budget phrases like "flats under 50 lakh in [area]".
  • Add negative keywords on day one: "jobs", "rent" if you only sell, "price list PDF", and the projects you do not deal in.
  • Draw the location tightly: the city or districts where buyers live, not all of India, unless you are targeting NRIs deliberately.
  • Send the click to a page about that project, with the RERA number, price range, a WhatsApp button, and a "book a site visit" form. The home page wastes most of the budget.

A ₹500 to ₹1,000 a day budget is usually enough to learn which projects and phrases work in a mid-size city.

Instagram and Facebook lead ads with a site-visit button

Meta lead ads show a short video or carousel and let the person submit their name and number without leaving Instagram. They are the cheapest lead source, and the one with the most junk. To get value:

  • Make the button "Book a free site visit", not "Know more". It filters casual scrollers.
  • Add one qualifying question in the form: budget range, or "When are you planning to buy?"
  • Use real video of the actual flat or plot, shot on a phone, with the price range in the first three seconds.
  • Call within five minutes.

Google Business Profile for "property dealer near me"

Most agents ignore this, and it is free. A verified profile with the category "Real estate agent" or "Real estate consultant", your area in the description, real photos of your office and recent listings, and steady reviews from buyers and sellers brings calls from people searching "property dealer in [area]". Post a new listing once a week and reply to every review.

Property portals: what they are good and bad at

99acres, MagicBricks, Housing, and NoBroker are where many buyers start, and the free listings are worth doing for every property you have. The paid agent plans are where owners get disappointed:

  • Good at: reach in metro cities, resale and rental enquiries, buyers comparing many options.
  • Bad at: exclusivity. The same lead usually goes to several agents, so speed decides who gets the deal. Quality varies a lot by city and plan.
  • Rule of thumb: treat portal leads as a supplement, respond faster than anyone else, and never let a portal be your only source.

Your own website: project pages and locality pages

A website does not bring many leads in the first months. What it does is convert the leads from every other channel, because the first thing a serious buyer does after seeing an ad is search your name. A useful agent or small-builder website has:

  • One page per project: location, RERA number, configuration and carpet area, price range, possession date, real photos or video, a map, and a WhatsApp button.
  • One page per locality you cover: why people buy there, typical prices per square foot as a range, upcoming infrastructure, and the projects you deal in.
  • A short about page with your RERA agent registration and a photo.
  • A "book a site visit" form and WhatsApp on every page.

Over six to twelve months, locality pages start ranking for "flats in [area]" searches.

YouTube and Instagram walkthroughs

A four-minute phone video walking through a sample flat, with the price and locality in the title, brings outstation and NRI buyers who cannot visit easily, and lets local buyers shortlist before they call. Post the same video on Instagram Reels and send it in the WhatsApp follow-up.

Follow-up: where most real estate leads are lost

Nearly every agent we speak to loses more deals in follow-up than in lead generation. A simple system fixes it:

  1. Respond within five minutes, on WhatsApp first, then a call. A lead replied to in five minutes is far more likely to answer than one called the next morning.
  2. Send a fixed first message: a two-line intro, the brochure or a video, the price range, and one question: "When would you like to visit?"
  3. Tag every lead with WhatsApp Business labels or a simple sheet: New, Contacted, Visit booked, Visited, Negotiating, Closed, Lost. Review the list every evening.
  4. Follow up on a schedule: day 1, day 3, day 7, day 14, then monthly. Each message should add something, such as a new photo or a similar property, not just "any update sir?"

RERA and advertising rules

Under the Real Estate (Regulation and Development) Act, promoters of registered projects are required to include the project's RERA registration number in advertisements, and agents dealing in those projects need their own RERA registration in most states. We are not lawyers, and the rules and enforcement differ by state, so check with your state RERA authority or a CA who handles real estate before running ads. The practical habit: put the project's RERA number and your agent registration number on every ad, landing page, and brochure.

Common mistakes in real estate lead generation

  1. Running Meta ads with "Know more" as the button and calling the leads the next day.
  2. Sending Google Ads clicks to a home page with no project details.
  3. Using only renders, with no real photos or video.
  4. No price range anywhere, so every lead asks the same first question.
  5. No follow-up after the second call.
  6. No RERA number on ads or pages.
  7. Judging a channel after one week and ₹3,000.

A 30-day starter plan

  • Days 1 to 5: claim and complete your Google Business Profile. Set up WhatsApp Business with a catalogue, labels, a welcome message, and a quick reply with the brochure.
  • Days 6 to 10: build one project page with photos, price range, RERA number, map, WhatsApp, and a site-visit form.
